HomeMy WebLinkAboutResolution No. 189-24 - Resolution - CD2024-023PLAT Oak Ridge Villas RESOLUTION Approving Final Plat No. CD2024-023PLAT, To Be Known As Oak Ridge Villas, A Project Consisting Of Six Residential Lots On 1.25 Acres, Located At the Northeast Corner Of 20th St SW and 3rd Ave SW. WHEREAS, Pike Design and Construction Inc. has requested from the City of Rochester Final Plat approval to be known as Oak Ridge Villas. WHEREAS, the Final Plat proposes six residential lots on 1.25 acres of land located at the northeast corner of 20th St SW and 3rd Ave SW. WHEREAS, the Council adopts the findings as described attached to the Community Development memo dated September 23, 2024, subject to four conditions, and finds the proposal meets the criteria in R.C.O § 60.500.040 (subd. H) Final Plat. WHEREAS, on February 14, 2024, the City of Rochester Planning Commission reviewed the Major Land Subdivision application and recommended approval subject to seven conditions. WHEREAS, on March 18, 2024, the City of Rochester Common Council held a public hearing to consider a Major Land Subdivision application and adopted the findings of fact and approved the application subject to seven conditions. NOW, THEREFORE IT BE RESOLVED by the Common Council of the City of Rochester that, a public hearing duly noticed and held on September 23, 2024, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: Lot 3, Block 21, GOLDEN HILL ADDITION. TO BE KNOWN as “Oak Ridge Villas”, Pike Design and Construction Inc., Applicant, is hereby approved, and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted, subject to the following conditions: 1. Prior to recordation of the Final Plat, the applicant shall meet their boulevard tree and parkland dedication obligations. 2. Prior to recordation of the Final Plat, a cross-access agreement/easement, a shared maintenance agreement, and private utility easement are required for access and for the shared utility services serving the six lots in the development. 3. The existing drive approaches abutting 20th St SW and the drive approach abutting 3rd Ave SW, shall be removed and the boulevard and the turf reestablished concurrent with development. 4. The developer shall construct a six-foot tall sight obscuring privacy fence along the east property line, from a point 20 feet north of the southeast property corner to a point 75 feet south of the northeast property corner of the eastmost lot.
