WHEREAS, Build Wealth MN Inc has requested from the City of Rochester Final Plat approval for a subdivision to be known as London Brook Ponds. WHEREAS, the Final Plat proposes 18 residential lots on 6.25 acres of land located 250 th feet south of 8 ½ St SE and east of 16 Ave SE. WHEREAS, the Council adopts the findings as described in the Community Development memo dated July 6, 2026, and finds the proposal meets the criteria in R.C.O § 60.500.040 (subd. H) Final Plat. WHEREAS, on July 6, 2026, the City of Rochester Common Council held a public hearing to consider a Final Plat application for the development, adopted the findings of fact, and approved the Final Plat subject to five conditions. NOW, THEREFORE IT BE RESOLVED, by the Common Council of the City of Rochester, at a public hearing duly noticed and held on July 6, 2026, the following plat of lands in Olmsted County, Minnesota is to be known and designated as follows: Outlot B, Homestead Acres, according to the recorded plat thereof on file at the office of County Recorder, Olmsted County, Minnesota. TO BE KNOWN as “London Brook Ponds”, by Build Wealth MN Inc is hereby approved, and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted, subject to the following conditions: 1. Prior to the recording of the Final Plat, the Stormwater Management, Civil, and Grading plans shall be approved. 2. Prior to the recording of the Final Plat, a City-prepared Development Agreement must be approved. 3. Prior to the recording of the Final Plat, the applicant shall meet their parkland dedication obligation. 4. Prior to the recording of the Final Plat, the applicant shall meet their boulevard tree obligation.
