ORDINANCE REZONING APPROXIMATELY 3.83
ACRES OF LAND LOCATED NORTHWEST OF THE
INTERSECTION OF SUPERIOR DRIVE NW AND
BADGER HILLS DRIVE NW FROM MX-S (MIXED USE
STREET-ORIENTED) TO R-3 (MEDIUM DENSITY
RESIDENTIAL) AND AMENDING ORDINANCE NO.
4478, KNOWN AS THE UNIFIED DEVELOPMENT
CODE OF THE CITY OF ROCHESTER, MINNESOTA.
THE COMMON COUNCIL OF THE CITY OF ROCHESTER DO ORDAIN:
Section 1. Upon public hearing duly noticed and held, Ordinance No. 4478 as
amended, known as the Unified Development Code of the City of Rochester, Minnesota, is
hereby further amended as follows:
The Zoning Map of the City of Rochester as adopted by said Ordinance No. 4478
establishing the various zoning districts and boundaries thereof is amended by rezoning the
following described lands to the district indicated:
R-3
PARCEL 1:
Lot 2, Block 1, STENCIL ADDITION, Olmsted County, Minnesota EXCEPT the North 122.00
feet of the East 36.00 feet thereof.
PARCEL 2:
That part of the Northeast Quarter of Section 20, Township 107 North, Range 14
East, Olmsted County, Minnesota, described as follows:
Beginning at the northwest corner of the Northeast Quarter of Said Section 20; thence
South 00 degrees 24 minutes 15 seconds East; assumed bearing, along the west
line of said Northeast Quarter, 575.37 feet; thence North 70 degrees 08 minutes 16
seconds East, 258.28 feet; thence northerly 15.08 feet along a nontangential curve,
concave westerly, central angle of 05 degrees 23 minutes 56 seconds, radius of
160.00 feet and a chord which bears North 02 degrees 02 minutes 01 seconds West,
15.07 feet; thence northeasterly 167.51 feet along a reverse curve, concave easterly,
central angle of 34 degrees 16 minutes 41 seconds, radius of 280.00 feet and a chord
which bears North 12 degrees 24 minutes 21 seconds East, 165.03 feet; thence North
29 degrees 32 minutes 41 seconds East, tangent to said curve, 111.87 feet; thence
northerly 235.27 feet along a tangential curve, concave westerly, central angle of 36
degrees 25 minutes 56 seconds, radius of 370.00 feet and a chord which bears North
11 degrees 19 minutes 43 seconds East, 231.33 feet to the north line of said
Northeast Quarter; thence South 88 degrees 05 minutes 13 seconds West, along
said north line 382.71 feet to the point of beginning.
Together with the North 122.00 feet of the East 36.00 feet of Lot 2, Block 1,
STENCIL ADDITION, Olmsted County, Minnesota.
Section 2. EFFECTIVE DATE. This ordinance shall become effective upon the
date of its publication.
