HomeMy WebLinkAboutResolution No. 037-18 - AdditionToAvalonBuilding.301NorthBroadway RESOLUTION WHEREAS, the current owner of the Avalon Building, located at 301 North Broadway Avenue, wishes to construct a three-story addition to the southwest corner of the building; and, WHEREAS, since the property is designated as a Landmark Property under the City Heritage Preservation Ordinance, the Heritage Preservation Commission (“HPC”) needed to make a recommendation to the Council on the proposed addition; and, WHEREAS, on December 19, 2017, the HPC meet to consider this request; and, th WHEREAS, at its December 19 meeting, the HPC applied the guidelines found in Preservation Brief #14, New Exterior Additions to Historic Buildings: Preservation Concerns and The Secretary of the Interior’s Standards for Rehabilitation; and, WHEREAS, the HPC determined that the request complied with the guidelines found in Preservation Brief #14, New Exterior Additions to Historic Buildings: Preservation Concerns and The Secretary of the Interior’s Standards for Rehabilitation if the following conditions were imposed: 1. Revise the window frame color to be more in tune with the color of the window frames on the existing building; 2. Setback the addition with hyphens at the two areas where it connects to the existing building so that all of the existing building is exposed on the south side and the addition is mote visually distinct; 3. Revise the large horizontal windows on the west side of the addition to be more compatible in the scale of the window size, rhythm and alignment of the existing windows; 4. Revise the windows on the south side of the addition to be more harmonious with the existing windows on the south side; and, 5. Update the rendering given to the Council to show the windows and fenestration of the existing building; and, WHEREAS, the HPC recommended the approval of the request subject to the above five conditions; and, WHEREAS, this matter came before the Common Council at its January 17, 2018, meeting; and, WHEREAS, at its January 17, 2018, meeting, the Council concurred with and adopted as its own the HPC’s findings of fact, recommendation for approval, and recommended conditions of approval. NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester that the City approves the request by the current owner of the Avalon Building, located at 301 North Broadway Avenue, to construct a three-story addition to the southwest corner of the building.
