HomeMy WebLinkAboutResolution No. 197-18 - Final Plat #R2017-020PLAT RESOLUTION WHEREAS, Castlewood Homes, Inc., owner, has shown to the satisfaction of the City of Rochester Common Council that it has complied with all conditions of approval imposed upon its Land Subdivision Permit (Final Plat) and all applicable laws and ordinances; NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester, Minnesota, that after a hearing duly noticed and held on May 21, 2018, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: That part of the South Half of the Southwest Quarter of Section 22, Township 106 North, Range 14 West, Olmsted County, Minnesota, described as follows: Commencing at the northwest corner of the Southwest Quarter of said Section 22; thence South 01 degree 21 minutes 50 seconds East, assumed bearing, along the west line of said Southwest Quarter, 1316.69 feet to the southwest corner of HART FARM FOURTH, according to the recorded plat thereof, for the point of beginning; thence North 88 degrees 48 minutes 20 seconds East, along the south line of said HART FARM FOURTH, 692.52 feet to the northwest corner of Lot 1, Block 3, HART FARM SOUTH SEVENTH, according to the recorded plat thereof (the next 5 courses are along the westerly line of said HART FARM SOUTH SEVENTH); thence South 01 degree 21 minutes 50 seconds East, 204.31 feet; thence North 88 degrees 38 minutes 10 seconds East, 7.48 feet; thence South 01 degree 21 minutes 50 seconds East, 327.92 feet; thence South 02 degrees 09 minutes 24 seconds East, 30.00 feet; thence South 22 degrees 34 minutes 37 seconds East, 93.67 feet to the most northerly corner of Lot 1, Block 2, HART FARM SOUTH FIFTH, according to the recorded plat thereof (the next 3 courses are along the northerly line of said HART FARM SOUTH FIFTH); thence South 50 degrees 44 minutes 36 seconds West, 161.57 feet; thence South 39 degrees 43 minutes 54 seconds West, 60.77 feet; thence South 48 degrees 50 minutes 30 seconds West, 156.93 feet to the most westerly corner of Lot 1, Block 1, in said HART FARM SOUTH FIFTH; thence North 25 degrees 45 minutes 51 seconds West, 243.00 feet; thence North 04 degrees 26 minutes 53 seconds West, 125.51 feet; thence North 02 degrees 06 minutes 54 seconds East, 254.57 feet; thence North 80 degrees 29 minutes 10 seconds West, 204.78 feet; thence South 09 degrees 30 minutes 50 seconds West, 74.01 feet; thence southwesterly 36.47 feet along a tangential curve, concave southeasterly, central angle of 03 degrees 56 minutes 34 seconds, radius of 530.00 feet and a chord which bears South 07 degrees 32 minutes 33 seconds West, 36.46 feet; thence North 84 degrees 25 minutes 45 seconds West, not tangent to said curve, 134.86 feet to the west line of the Southwest Quarter of said Section 22; thence North 01 degree 21 minutes 50 seconds West, along said west line, 350.14 feet to the point of beginning. Containing 8.85 acres, more or less. TO BE KNOWN AS HART FARM SOUTH EIGHTH, submitted by Castlewood Homes, Inc., owner, is hereby approved and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted subject to the following three conditions: 1. Boulevard trees will be required prior to recording the Final Plat. 2. Execution of a City-Owner contract, and dedication of any applicable public easements, is required prior to construction of any public infrastructure. 3.
