HomeMy WebLinkAboutResolution No. 394-18 - JB Investments.FinalPlatR2018-020PLAT.VirgilsSubdivision RESOLUTION WHEREAS, JB Investments, applicant, has shown to the satisfaction of the City of Rochester Common Council that it has complied with all conditions of approval imposed upon its Land Subdivision Permit (Final Plat) and all applicable laws and ordinances; NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester, Minnesota, that after a hearing duly noticed and held on December 3, 2018, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: That part of the Southwest Quarter of Section 12, Township 106 North, Range 14 West, Olmsted County, Minnesota, described as follows: Commencing at the southwest corner of the Southwest Quarter of said Section 12; thence NORTH, assumed bearing, along the west line of said Southwest Quarter, 1426.70 feet; thence South 89 degrees 50 minutes 18 seconds East, parallel with the south line of said Southwest Quarter, 33.00 feet; thence NORTH, parallel with the west line of said Southwest Quarter, 240.00 feet; thence EAST, 513.05 feet to a point which is 50.00 feet westerly of, as measured at right angles to, the centerline of the main track of the Dakota, Minnesota and Eastern Railroad Corporation; thence South 01 degree 20 minutes 49 seconds East, parallel with said centerline, 290.05 feet for the point of beginning; thence WEST, 278.33 feet; thence South 00 degrees 17 minutes 25 seconds West, 40.71 feet; thence South 89 degrees 50 minutes 18 seconds East, 218.53 feet; thence South 25 degrees 20 minutes 00 seconds West, 287.57 feet; thence South 89 degrees 50 minutes 18 seconds East, parallel with the south line of said Southwest Quarter, 190.14 feet to a point which is 50.00 feet westerly of, as measured at right angles to, the centerline of the main track of the Dakota, Minnesota and Eastern Railroad Corporation; thence North 01 degree 20 minutes 49 seconds West, parallel with said centerline, 301.86 feet to the point of beginning. Containing 1.01 acres more or less. TO BE KNOWN AS VIRGILS SUBDIVISION, submitted by JB Investments, applicant, is hereby approved and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted subject to the following 3 conditions: 1. Prior to recording this Final Plat, access easements connecting the proposed Lot 2, Block rd 1 to 3 Avenue SE, shall be provided through the recording of new easements and the submission of existing easement documentation to the Planning Department. 2. Prior to recording the Final Plat, easements allowing for sewer and water connections to both lots shall be provided through the recording of new easements and the submission of existing easement documentation to the Planning Department. 3. Prior to recording the Final Plat, the existing watermain easement that crosses the proposed Lot 1, Block 1 shall be shown on the plat.
