HomeMy WebLinkAboutResolution No. 250-20 - Final Plat No. CD2020-019PLAT by JAD Ventures LLC, tba Simons Subdivison RESOLUTION Approving Final Plat No. CD2020-019PLAT by JAD Ventures LLC, to be known as Simons Subdivison, located south of 7th Street NW, and northwest of Lakeridge Place NW. WHEREAS, JAD Ventures LLC, owner, has shown to the satisfaction of the Rochester City Council that it has complied with all conditions of approval imposed upon its Land Subdivision Permit (Final Plat) and all applicable laws and ordinances. NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester, Minnesota, that after a hearing duly noticed and held on August 31, 2020, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: A tract of land described by metes and bounds as follows: Lots 1 and 2, Block 1, and Outlot 'C', all in WHISPERING OAKS, according to the plat thereof on file at the County Recorder's office, Olmsted County, Minnesota. TO BE KNOWN AS “Simons Subdivision submitted by JAD Ventures LLC, owner, is hereby approved, and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted, subject to the following conditions: 1. Prior to the recording of the Final Plat, a revised copy of the plat exhibit shall be provided which shows: a. The acreage of each lot, including the outlot. 2. Minimum width at building line will be reviewed during the building permit review. 3. An approving Grading and Drainage Plan is required prior to recording the Final Plat. 4. A Plant Investment Fee (PIF) is applicable to development and will be calculated and collected through the Building Permit review and approval process for each lot. 5. The developer must pay the cost to relocate the existing utilities between previously located between Block 1, Lot 1 and Block 1, Lot 2 of the Whispering Oaks Plat. 6. Parkland Dedication, to the satisfaction of the Parks and Recreation Department, must be met prior to the Final Recording of the Plat. 7. The Boulevard Tree requirement must be met prior to the recording of the Final Plat. 8. Execution of a City-Owner Contract, and dedication of any applicable public easements, is required prior to construction of any public infrastructure.
