HomeMy WebLinkAboutResolution No. 295-20 - CD2020-021PLAT FieldstoneNInth RESOLUTION Approving Final Plat No. CD2020-021PLAT by GP Development Inc. to be known as Fieldstone Ninth, located west of 18th Avenue SW, south of Fieldstone Road SW, and east of Woodstone Drive SW. WHEREAS, GP Development, owner, has shown to the satisfaction of the Rochester City Council that it has complied with all conditions of approval imposed upon its Land Subdivision Permit (Final Plat) and all applicable laws and ordinances. NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester, Minnesota, that after a hearing duly noticed and held on November 9th, 2020, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: That part of the Northwest Quarter of Section 22, Township 106 North, Range 14 West, Olmsted County, Minnesota, described as follows: Beginning at the southeast corner of Lot 1, Block 2, FIELDSTONE, according to the recorded plat thereof on file and of record at the office of the Olmsted County Recorder; thence on an assumed bearing of North 89 degrees 45 minutes 34 seconds West, along the south line of said Lot 1, a distance of 131.77 feet to the southwest corner of said Lot 1 (the next seven courses are along the southerly line of said plat of FIELDSTONE); thence South 69 degrees 04 minutes 09 seconds West 56.00 feet; thence southerly 81.37 feet along a non-tangential curve, concave to the west, said curve has a radius of 75.63 feet, a central angle of 61 degrees 38 minutes 49 seconds and the chord of said curve bears South 09 degrees 53 minutes 33 seconds West 77.51 feet; thence South 40 degrees 42 minutes 58 seconds West, tangent to said curve, 69.79 feet; thence South 85 degrees 04 minutes 20 seconds West 151.15 feet; thence South 03 degrees 57 minutes 56 seconds West 76.57 feet; thence South 06 degrees 02 minutes 54 seconds East 165.84 feet; thence South 33 degrees 45 minutes 58 seconds East 222.74 feet to the most westerly corner of OUTLOT “A”, HART FAFM SUBDIVISION, according to the recorded plat thereof on file and of record at the office of the Olmsted County Recorder (The next four courses are along the northerly line of said plat of HART FARMSUBDIVISION); thence North 52 degrees 12 minutes 55 seconds East 189.26 feet; thence North 87 degrees 35 minutes 23 seconds East 79.22 feet; thence North 01 degree 48 minutes 31 seconds West 267.16 feet; thence North 39 degrees 10 minutes 57 seconds East 63.49 feet; thence North 01 degree 04 minutes 48 seconds West 152.65 feet to the point of beginning. Containing 3.58 acres, more or less. TO BE KNOWN AS “Fieldstone Ninth Subdivision”, submitted by GP Development, owner, is hereby approved, and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted, subject to the following conditions: 1. A Supplemental Development Agreement #4 has been executed for this Property and development is subject to the terms of the Agreement. 2. The applicant’s boulevard tree obligation must be met prior to recording the Final Plat. 3. Execution of a City-Owner contract, and dedication of any applicable public easements, is required prior to construction of any public infrastructure 4. Public Works related development charges applicable to this project are addressed in the Supplemental Development Agreement #4 and /or will be in the City-Owner Contract, and shall be paid consistent with the terms of the Agreement/Contract.
