RESOLUTION
WHEREAS, Stonehedge Townhouses LLC., owner, has shown to the satisfaction of the City
of Rochester Common Council that it has complied with all conditions of approval imposed
upon its Land Subdivision Permit (Final Plat) and all applicable laws and ordinances;
NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester,
Minnesota, that after a hearing duly noticed and held on March 2, 2020, the following plat of
lands in Olmsted County, Minnesota are to be known and designated as follows:
FINAL PLAT DESCRIPTION: That part of the West Half of the Southeast Quarter of Section
19, Township 107 North, Range 13 West, Olmsted County, Minnesota, described as follows:
Commencing at the northeast corner of said Southeast Quarter; thence westerly on a
Minnesota State Plane Grid Azimuth from North of 269 degrees 13 minutes 33 seconds along
the north line of said Southeast Quarter 1835.67 feet to the point of beginning; thence
continue westerly 269 degrees 13 minutes 33 seconds azimuth along the north line of said
Southeast Quarter 837.90 feet to the northwest corner of said Southeast Quarter; thence
southerly 179 degrees 08 minutes 56 seconds azimuth along the west line of said Southeast
Quarter 1,687.13 feet; thence easterly 89 degrees 29 minutes 47 seconds azimuth 396.08
feet; thence northerly 11 degrees 35 minutes 52 seconds azimuth 1631.13 feet; thence
northeasterly 42 degrees 28 minutes 42 seconds azimuth 131.46 feet to the point of beginning
excepting therefrom STONEHEDGE ESTATES FOURTH SUBDIVISION.; Together with
Outlot A, STONEHEDGE TOWNHOMES FOURTH COMMON INTEREST COMMUNITY
NUMBER 291 SECOND SUPPLEMENTAL
Containing 24.52 acres, more or less.
TO BE KNOWN AS STONEHEDGE TOWNHOMES FOURTH COMMON INTEREST
COMMUNITY NUMBER 291 THIRD SUPPLEMENTAL SUBDIVISION, submitted by
Stonehedge Townhouses LLC owner, is hereby approved and all dedications of land or
interests in land for public purposes as shown on said plat are hereby accepted, subject to
the following conditions:
1. A Supplemental Development Agreement has been executed for this Property and
development is subject to the terms of the Agreement.
2. As required by section 64.240 of the LDM, the developer shall notify property
owners through a deed restriction and covenants that the City will not accept the
dedication of any private street until it is brought into conformance with the City
street standards at the expense of property owners. Applicant shall provide copy
of the recorded document prior to or concurrent with execution of final plat by the
City of Rochester.
3. In addition to development related charges outlined in the Development
Agreement and City-Owner Contract, development is subject to payment of Plant
Investment Fees (PIF) that is collected as part of the Building Permit approval
process.
4. The development shall provide 35 off-street parking stalls as demonstrated in the
R2006-011CUP approved site plan. Compliance will be verified at Certificate of
Occupancy stage by Community Development Department.
5. Contact the Olmsted County Planning Department, GIS division to confirm the
names of the private streets. On a revised final plat, note the street names and
their status as “Private Roadway”.
