RESOLUTION
WHEREAS, Hersh Hoaglan, owner, has shown to the satisfaction of the City of
Rochester Common Council that it has complied with all conditions of approval imposed
upon its Land Subdivision Permit (Final Plat) and all applicable laws and ordinances;
NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of
,
Rochester, Minnesota, that after a hearing duly noticed and held on March 16 2020, the
following plat of lands in Olmsted County, Minnesota are to be known and designated
as follows:
That part of the Northwest Quarter of Section 30 Township 107 North, Range 13 West,
Olmsted County, Minnesota, described as follows:
Beginning at the most southerly corner of Outlot A, VIOLA HEIGHTS, according to the
recorded plat thereof; thence South 52 degrees 34 minutes 35 seconds West, assumed
bearing, along the southeasterly line of said VIOLA HEIGHTS, 72.57 feet to the
southeast corner of Lot 2, Block 1, in said VIOLA HEIGHTS; thence South 03 degrees
11 minutes 32 seconds East, 132.06 feet; thence South 52 degrees 10 minutes 28
seconds West, 129.17 feet; thence South 27 degrees 19 minutes 53 seconds East,
116.56 feet; thence South 18 degrees 28 minutes 15 seconds West, 309.84 feet; thence
South 71 degrees 44 minutes 05 seconds East, 162.73 feet; thence North 77 degrees
57 minutes 40 seconds East, 315.22 feet to the west line of OLMSTED COUNTY
HIGHWAY RIGHT OF WAY PLAT NO. 46 (the next 2 courses are along said west line);
thence North 16 degrees 21 minutes 28 seconds West, 260.03 feet; thence North 03
degrees 11 minutes 32 seconds West, 285.58 feet; thence South 86 degrees 48
minutes 28 seconds West, 170.71 feet; thence North 03 degrees 11 minutes 32
seconds West, 111.55 feet; thence northerly 1.33 feet along a tangential curve, concave
westerly, central angle of 00 degrees 19 minutes 54 seconds, radius of 230.00 feet and
a chord which bears North 03 degrees 21 minutes 29 seconds West, 1.33 feet to the
point of beginning.
Containing 4.49 acres, more or less.
TO BE KNOWN AS Century Heights Subdivision, submitted by, Hersh Hoaglan, owner,
is hereby approved and all dedications of land or interests in land for public purposes as
shown on said plat are hereby accepted, subject to the following conditions:
1. A revised Final Plat shall be submitted prior to recording of the Final Plat, which
shall include utility easements that match the alignment of those on the
approved Utility Plan.
2. Parkland dedication shall be required prior to recording of final plat to the
satisfaction of the Parks Department.
3. The boulevard tree requirement shall be met prior to issuance of building
permits.
