RESOLUTION
Approving Final Plat No. CD2021-003PLAT by Craig Johnson to be known Hadley
Creek Estates Second, located south of Hawthorn Hill Lane NE and west of
Hadley Hills Drive NE, and North of Hadley Creek Drive NE.
WHEREAS, Olmsted County, owner, has shown to the satisfaction of the Rochester City
Council that it has complied with all conditions of approval imposed upon its Land
Subdivision Permit (Final Plat) and all applicable laws and ordinances.
NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester,
Minnesota, that after a hearing duly noticed and held on March 15, 2021, the following
plat of lands in Olmsted County, Minnesota are to be known and designated as follows:
That part of Outlot "A", HADLEY CREEK OUTLOTS, according to the plat thereof on file
at the County Recorder's Office,
Olmsted County, Minnesota, described as follows:
BEGINNING at the northern most point of said Outlot "A"; thence South 25 degrees 03
minutes 39 seconds West along the northwesterly line of said Outlot "A", a distance of
417.49 feet; thence South 00 degrees 16 minutes 23 seconds West, along the westerly
line of said Outlot "A", 750.02 feet; thence South 43 degrees 56 minutes 18 seconds
West, along the northwesterly line of said Outlot "A", 104.57 feet; thence North 80 degrees
26 minutes 53 seconds East, 160.78 feet; thence South 50 degrees 19 minutes 07
seconds East, 286.30 feet; thence South 42 degrees 31 minutes 22 seconds East, 144.25
feet to the southerly line of said Outlot "A"; thence easterly 76.40 feet along said southerly
line and along a non-tangential curve concave southerly, having a central angle of 104
degrees 13 minutes 07 seconds, radius of 42.00 feet and the chord of said curve bears
North 72 degrees 04 minutes 51 seconds East; thence South 55 degrees 48 minutes 36
seconds East, tangent to said curve and along said southerly line, 193.63 feet; thence
southeasterly 174.02 feet along said southerly line and along a tangential curve concave
northeasterly, having a central angle of 17 degrees 52 minutes 06 seconds and a radius
of 558.00 feet to the southwesterly corner of HADLEY CREEK ESTATES FIRST,
according to the recorded plat thereof; thence North 14 degrees 05 minutes 01 seconds
East, along the westerly line of said HADLEY CREEK ESTATES FIRST, 190.36 feet;
thence southeasterly 24.96 feet along said westerly line and along a non-tangential curve
concave northeasterly, having a central angle of 04 degrees 28 minutes 10 seconds, a
radius of 320.00 feet and the chord of said curve bears South 71 degrees 53 minutes 25
seconds East; thence North 14 degrees 22 minutes 25 seconds East, along said westerly
line, 393.24 feet to the northerly line of said Outlot "A"; thence South 55 degrees 18
minutes 33 seconds West, along said northerly line, 75.11 feet; thence North 32 degrees
30 minutes 13 seconds West along said northerly line, 1320.00 feet to the POINT OF
BEGINNING.
Said parcel contains 19.12 acres, more or less.
Subject to easement and encumbrance of record.
Has caused the same to be surveyed and platted as HADLEY CREEK ESTATES
SECOND and does hereby dedicate to the public for public use the public way, and the
drainage and utility easements as created by this plat
TO BE KNOWN AS “Hadley Creek Estates Second”, submitted by Craig Johnson, owner,
is hereby approved, and all dedications of land or interests in land for public purposes as
shown on said plat are hereby accepted, subject to the following conditions:
1. Parkland dedication shall be met to the satisfaction of the Parks and Recreation
Department prior to the recording of the Final Plat.
2. The applicant’s Boulevard Tree obligation shall be met prior to recording of the
Final Plat.
