RESOLUTION
Approving Final Plat No. CD2021-001PLAT by Tony Bigelow to be known as
Harvest Lake North.
WHEREAS, Tony Bigelow, owner, has shown to the satisfaction of the Rochester City
Council that it has complied with all conditions of approval imposed upon its Land
Subdivision Permit (Final Plat) and all applicable laws and ordinances.
NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester,

Minnesota, that after a hearing duly noticed and held on March 152021, the following
plat of lands in Olmsted County, Minnesota are to be known and designated as follows:
That part of OUTLOT A, HARVESTVIEW THIRD, Olmsted County, Minnesota, according
to the recorded plat thereof, described as follows:
Commencing at the northwest corner of said Outlot A; thence S 74°13'55" E, assumed
bearing, along the northerly line of said Outlot A, 722.43 feet; thence S 34°41'06" W,
44.55 feet to the point of beginning; thence continuing on a bearing of S 34°41'06" W,
128.06 feet to the southerly line of said Outlot A; thence southeasterly 203.76 feet along
a non-tangential curve, concave to the northeast, having a radius of 670.00 feet, a central
angle of 17°25'29" and a chord that bears S 65°35'11" E; thence S 74°17'55" E, tangent
to said curve, 334.48 feet; thence southeasterly 194.10 feet along a tangential curve,
concave to the northeast, having a radius of 720.00 feet and a central angle of 15°26'45";
thence S 89°44'40" E, tangent to said curve, 99.91 feet; thence N 00°15'20" E, 128.00
feet; thence N 89°44'40" W, 99.91 feet; thence northwesterly 159.59 feet, along a
tangential curve, concave to the northeast, having a radius of 592.00 feet and a central
angle of 15°26'45"; thence N 74°17'55" W, tangent to said curve, 334.48 feet; thence
northwesterly 161.35 feet, along a tangential curve, concave to the northeast having a
radius of 542.00 feet and a central angle of 17°03'23" to the point of beginning.
Containing 2.33 acres, more or less.
TO BE KNOWN AS “Harvest Lake North”, submitted by Tony Bigelow, owner, is hereby
approved, and all dedications of land or interests in land for public purposes as shown on
said plat are hereby accepted, subject to the following conditions:
1. Prior to the recording of the Final Plat this alley area shall be shown on a revised
exhibit as an outlot. The reference to dedication of public ways on the plat coversheet
should be removed prior to Final Plat recording since there is no public right-of-way
being dedicated for this plat.
2. Development charges charges/fees applicable to this Property will be addressed in
City-Owner Contract and will be payable within 30 days after invoicing.
3. “No Parking” signs shall be posted on both sides of the alley way.
4. Boulevard Tree requirement must be met prior to recording of the Final Plat.
