HomeMy WebLinkAboutResolution No. 086-21 - Final Plat No. CD2021-004PLAT by E&M Investments to be known as Apache Village Second RESOLUTION Approving Final Plat No. CD2021-004PLAT by E&M Investments to be Known as Apache Village Second for the Re-plating of Two Existing Lots on 4.42 Acres into Three Lots, Located South of 12th Street SW, North of Apache Lane SW and East of Apache Drive SW. WHEREAS, E&M Investments, owner, has shown to the satisfaction of the Rochester City Council that it has complied with all conditions of approval imposed upon its Land Subdivision Permit (Final Plat) and all applicable laws and ordinances. NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester, Minnesota, that after a hearing duly noticed and held on April 19th 2021, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: Lot 2, Block 1, APACHE VILLAGE, in the City of Rochester, Olmsted County, Minnesota. Lot 3, Block 1, APACHE VILLAGE, in the City of Rochester, Olmsted County, Minnesota. Containing 4.42 acres, more or less TO BE KNOWN AS “Apache Village Second”, submitted by E&M Investments, owner, is hereby approved, and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted, subject to the following conditions: 1. Prior to recording the Final Plat, a revised final plat exhibit shall identify a 20' Water Main Utility Easement over the hydrant extension in Lot 3 to the satisfaction of Rochester Public Utilities. If existing water service crosses Lot 2 to serve Lot 1, a private easement and maintenance agreement are required. 2. Boulevard Tree obligation shall be met prior to recording the Final Plat. 3. Relocation of existing electrical facilities will be at the expense of the applicant/owner if required 4. Grading & Drainage Plan approvals are required for individual lot development. 5. Execution of a City-Owner Contract will be required prior to construction of any public infrastructure to serve any individual lot development. 6. Individual lot development is subject to a Plant Investment Fee (PIF) that is calculated and collected as part of the Building Permit approval process.
