HomeMy WebLinkAboutResolution No. 127-21 - Approving Final Plat No. CD2021-0010PLAT by THF-G Rochester Joint Venture RESOLUTION Approving Final Plat No. CD2021-0010PLAT by THF-G Rochester Joint Venture, to be known as Northwest Plaza Ninth Subdivision, for the plating of one lot of 1 acre located within the Northwest Plaza Shopping Center, on the south side of 55th Street NW. NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester, Minnesota, that after a hearing duly noticed and held on June 7,2021, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: Part of the common elements of COMMON INTEREST COMMUNITY NUMBER 378, according to the plat thereof on file and of record in the office of the County Recorder, Olmsted County, Minnesota, being all that part of Lot 1, Block 1, ERICKSON’S SUBDIVISION, according to the plat thereof on file and of record in the office of the County, Recorder, Olmsted County, Minnesota, lying east of the following described line: Commencing at the most easterly corner of Lot 1, Block 1, NORTHWEST PLAZA SIXTH SUBDIVISION, according to the plat thereof on file and of record in the office of said County, Recorder; thence northwesterly on an assumed bearing of North 40 degrees 57 minutes 17 seconds West along the northeasterly line of said Lot 1, a distance of 118.63 feet to the most northerly corner of said Lot 1 and point of beginning of the line herein described; said line running thence North 02 degrees 34 minutes 56 seconds West, 176.29 feet, more or less, to the north line of said Lot 1, Block 1, ERICKSON’S SUBDIVISION, and said line there terminating. Said tract containing 1.00 acre of land. TO BE KNOWN AS “Northwest Plaza Ninth Subdivision”, submitted by THF-G, Applicant is hereby approved, and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted, subject to the following conditions: 1. Prior to recording the Final Plat, a revised final plat exhibit shall identify a 20' minimum utility easement from the existing utility easement north of this lot across Lot 3, Block 1 Northwest Plaza for the extension of a water line or main from the existing E-W public water main. 2. The applicant shall demonstrate that the commercial parcel created by this subdivision will retain access rights granted by Access Easement Doc. No. 916482 depicted on the Final Plat, prior to recording the Final Plat. 3. Prior to recording the Final Plat, the applicant shall obtain any public easements for the extension of any required public utilities to the property and shall demonstrate that all necessary private easements are recorded / in place, to facilitate construction of any private utility service connections that would cross adjacent private lands. 4. Grading & Drainage Plan approvals are required for individual lot development. PASSED AND ADOPTED BY THE COMMON COUNCIL OF THE CITY OF ROCHESTER, MINNESOTA, THIS DAY OF , 2021.
