RESOLUTION
BE IT RESOLVED by the Common Council of the City of Rochester that, after a hearing
duly noticed and held on July 19th 2021, the following plat of lands in Olmsted County,
Minnesota are to be known and designated as follows:
Parcel A: Lot 1, Block 1, Radichel First Replat, Olmsted
County, Minnesota.
Parcel B: Lot 1, Block 1, Radichel Second Replat, Olmsted
County, Minnesota. Abstract Property
Said tract containing 3.9 acre of land.
TO BE KNOWN AS “Rocking H Addition”, submitted by Jake Hendricks, Applicant is
hereby approved, and all dedications of land or interests in land for public purposes as
shown on said plat are hereby accepted, subject to the following conditions:
1. A revised Final Plat exhibit shall be submitted prior to Final Plat recording which
includes the following:
a. The two utility easements shown for the proposed water main / hydrants should be
re-labeled as "water main utility easement".
b. The western most water main utility easement labeled as 25' wide should be re-
drawn and re-labeled to 26' by adding 1' more to the west side of that easement.
c. The easterly water main utility easement may need to be revised to match the
revisions to the proposed hydrant.
2. Prior to Final Plat recording the applicant shall contact and confirm with MnDOT that
there are no concerns that may affect the Hwy 14 corridor.
3. Prior to approval of the Site Development Plan the following conditions shall be met:
a. A No-Loss wetland application shall be submitted and approved to the satisfaction
of the LGU.
b. The Boulevard Tree requirement must be met prior to approval of the Site
Development Plan.
c. Grading & Drainage Plan approvals are required prior to the issuance of building
permits.
4. Execution of a City prepared City-Owner Contract and dedication of all applicable
public drainage and /or utility easement(s) is required prior to construction of public
infrastructure to serve this development.
5. Development of this property is subject to a Plant Investment Fee (PIF) that will be
calculated and collected through the Building Permit review and approval process.
