RESOLUTION
Approving Final Plat No. CD2021-033PLAT, by Stonebrooke of Rochester LLC, to
be known as Stonebrooke Fifth Addition, for Development Consisting of 19
Residential Lots and 3 Outlots on 74.52 Acres, Located South of Collegeview Rd
SE and East of 36th Ave SE.
NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester,
Minnesota, that after a hearing duly noticed and held on Dec. 6, 2021, the following plat
of lands in Olmsted County, Minnesota are to be known and designated as follows:
That part of the Northeast Quarter of the Northeast Quarter of Section 5 and
that part of the Southeast Quarter of the Northeast quarter of Section 5, all
in Township 106 North, Range 13 West, Olmsted County, Minnesota
described as follows:
All of Outlot “B”, STONEBROOKE FOURTH ADDITION, according to the
recorded plat thereof on file at the office of the County Recorder, Olmsted
County Minnesota.
TO BE KNOWN as “Stonebrooke Fifth Addition”, submitted by Stonebrooke of Rochester
LLC., Applicant is hereby approved, and all dedications of land or interests in land for
public purposes as shown on said plat are hereby accepted, subject to the following
conditions:
1. Prior to recording the Final Plat, the developer shall revise the final plat exhibit:
a. Identify controlled access along CSAH 9, and
b. Identify the extension of Stonelake Dr SE to the north to cover the public
utility stubs, or dedicate a waterline and sewer line easement for public
utility stubs that extend into Outlot C. Subject easement shall be recorded
concurrently with the final plat.
2. Developer is obligated for construction of the mid-block pedestrian path within
proposed Outlots A and B. Upon request, said Outlot A shall be deeded to the City
at no cost to the City.
3. Dedication of any applicable public easements, not shown on the plat, are required
prior to construction of any public infrastructure for this development.
4. Construction of paved temporary turnarounds are required at the end of Stonelake
Dr SE.
5. Dedication of Outlot B, Stonebrooke Fifth Addition, shall be dedicated and deeded
as parkland prior to recordation of the final plat.
6. The transfer of 1.49 acres of existing parkland (Outlot C, Stonebrooke Third
Addition), to the developer, shall be completed prior to recordation of the final plat.
7. Prior to recording the Final Plat, the applicant shall either make a payment to the
Rochester Park and Recreation Department to plant the required number of
boulevard trees, or execute and record a Boulevard Tree Green Facilities
agreement, which will include a planting plan approved by the Parks Department.
8. The applicant shall receive final approval of the new wetland delineation from the
Local Governmental Unit prior to recordation of the final plat.
9. The applicant shall comply with the Rochester Fire Department Memo, dated Nov.
22, 2021.
