Approving Final Plat No. CD2022-009PLAT, To Be Known As Creekview Meadows
By Creekview Meadows, LLC., For The Subdivision Of A 19.45 Acre Site Into 56
Residential Lots And One Outlot, Located North Of 20th St SE, East Of 36th Ave
SE, South Of Eastwood Golf Course, And West Of The Eastern City Limit.
NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester,
Minnesota, that after a hearing duly noticed and held on May 16, 2022, the following plat
of lands in Olmsted County, Minnesota is hereby approved as described per the following:
That part of the West One-Half of the Southeast Quarter of Section 8, Township 106
North, Range 13 West, Olmsted County, Minnesota, described as follows:
Commencing at the southwest corner of the Southeast Quarter of said
Section 8; thence North 00 degrees 15 minutes 11 seconds West (Note:
All Bearings are in relationship with the Olmsted County Coordinate
System NAD '83, Adjusted 1996), along the west line of said Southeast
Quarter, 233.01 feet to the north line of the South 233 feet of said
Southeast Quarter and the northwest corner of LAKE'S SUBDIVISION,
according to the recorded plat thereof, for the POINT OF BEGINNING;
thence continue North 00 degrees 15 minutes 11 seconds West, along
said west line, 961.92 feet; thence North 90 degrees 00 minutes 00
seconds East, 830.01 feet; thence South 00 degrees 07 minutes 36
seconds East, 122.10 feet; North 89 degrees 52 minutes 24 seconds East,
62.50 feet; thence South 00 degrees 07 minutes 36 seconds East, 140.00
feet; thence South 12 degrees 47 minutes 46 seconds West, 91.91 feet;
thence South 17 degrees 55 minutes 28 seconds West, 245.98 feet;
thence South 12 degrees 05 minutes 51 seconds West, 80.26 feet; thence
North 73 degrees 14 minutes 55 seconds West, 72.96 feet; thence South
00 degrees 23 minutes 38 seconds West, 135.67 feet; thence South 89
degrees 36 minutes 22 seconds East, 375.00 feet; thence South 29
degrees 03 minutes 48 seconds East, 80.00 feet; thence South 00
degrees 23 minutes 38 seconds West, 51.00 feet; thence South 45
degrees 20 minutes 47 seconds West, 95.16 feet to the north line of the
South 233 feet of said Southeast Quarter and the north line of said LAKE'S
SUBDIVISION; thence North 89 degrees 36 minutes 22 seconds West,
along said north line, 1051.00 feet to the POINTOF BEGINNING.
BE IT FURTHER RERSOLVED that the subject plat to be known as “Creekview
Meadows”, submitted by Creekview Meadows, LLC, Applicant, is hereby approved and
accepted with all dedications of land or interests in land for public purposes, as shown on
said plat, subject to the following conditions:
1. Prior to recording the Final Plat, the applicant’s boulevard tree obligation shall
be met.
2. Prior to recording the Final Plat, the applicant shall provide the required
parkland dedication fee, subject to the satisfaction of the Parks and Recreation
Department.
3. Prior to the recording of this Final Plat, an executed Development Agreement
shall be approved by City Council.
4. Execution of a City-Owner Contract and dedication of any applicable on and
off-site public easements is required prior to construction of any public
infrastructure to serve the Property.
5. The applicant shall comply with the Rochester Fire Department Memo, dated
April 28, 2022.
