Lenga, Jr, for One Lot on 1.54 acres, Located West of 3rd Ave NW and Northeast of 4th Ave NW. NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester, Minnesota, that after a hearing duly noticed and held on July 18, 2022, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: That part of CRENLO FIRST RESUBDIVISION, according to the plat thereof on file and of record at the County Recorder's office, Olmsted County, Minnesota, described as follows: Lot 1, Block 1 and that part of Lot 2, Block 1 of said CRENLO FIRST SUBDIVISION lying north of the following described line: Commencing at the northeast corner of said Lot 1; thence South 00 degrees 00 minutes 20 seconds East, assumed bearing, along the east line of said Lots 1 and 2 a distance of 106.07 feet to the point of beginning of said line; thence South 88 degrees 53 minutes 34 seconds West 612.69 feet to a point on the west line of said Lot 2, and there terminating. Said point being South 00 degrees 30 minutes 40 seconds East 111.14 feet of the northwest corner of said Lot 2. Said tract contains 1.54 acres, more or less. TO BE KNOWN as “Ryans Subdivision”, submitted by John T. Lenga, Jr, Applicant, is hereby approved, and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted, subject to the following conditions: 1. A revised Final Plat exhibit shall include a 10-feet wide Public Utility Easement, extended along the eastern boundary of proposed Block 1-Lot 1. 2. A revised Final Plat exhibit shall include a revised Utility Easement providing 10’ clearance on all sides surrounding the existing fire hydrant and hydrant lateral. 3. Prior to recording the Final Plat, an exhibit confirming that existing Block 1-Lot 2 Crenlo First Resubdivision will meet zoning standards related to Floor Area Ratio and Landscape Area shall be provided to Community Development.
