NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester, Minnesota, that after a hearing duly noticed and held on July 18, 2022, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: That part of the South Half of the Southwest Quarter of Section 29, Township 107 North, Range 13 West, Olmsted County, Minnesota, described as follows: Commencing at the southwest corner of said Southwest Quarter; thence North 89 degrees 53 minutes 42 seconds East, assumed bearing, along the south line of said Southwest Quarter 2642.15 feet to the southeast corner of said Southwest Quarter; thence North 42 degrees 52 minutes 38 seconds West along a line described in Quit Claim Deed, recorded 9/03/2004 as Document Number A-1036202, a distance of 695.07 feet to the point of beginning; thence South 89 degrees 53 minutes 57 seconds West 414.49 feet; thence South 13 degrees 22 minutes 10 seconds West 316.32 feet; thence South 84 degrees 43 minutes 26 seconds West 272.81 feet to the easterly line of CENTURY VALLEY SECOND, according to the plat thereof on file and of record in the office of the County Recorder, Olmsted County, Minnesota; thence North 00 degrees 17 minutes 58 seconds West along said easterly line 16.21 feet; thence South 89 degrees 42 minutes 02 seconds West along said easterly line 100.00 feet; thence North 00 degrees 17 minutes 58 seconds West along said easterly line 130.00 feet; thence North 25 degrees 43 minutes 07 seconds East along said easterly line 66.77 feet; thence North 00 degrees 17 minutes 58 seconds West along said easterly line 120.00 feet; thence North 89 degrees 42 minutes 02 seconds East along said easterly line 70.60 feet; thence North 00 degrees 20 minutes 11 seconds West along said easterly line 462.17 feet to the northeast corner of Lot 4, Block 1 of said CENTURY VALLEY SECOND; thence North 89 degrees 50 minutes 53 seconds East 20.00 feet; thence North 00 degrees 09 minutes 07 seconds West 120.00 feet; thence North 08 degrees 12 minutes 03 seconds East 60.64 feet; thence North 00 degrees 09 minutes 07 seconds West 163.84 feet to the north line of said South Half of the Southwest Quarter; thence North 89 degrees 54 minutes 06 seconds East along said north line 734.51 feet to a line described in the above-mentioned Quit Claim Deed; thence South 00 degrees 06 minutes 03 seconds East along said line 799.98 feet to the point of beginning. Said tract contains 16.68 acres, more or less. TO BE KNOWN as “Century Valley Third”, submitted by Bella Terra, LLC, Applicant, is hereby approved, and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted, subject to the following conditions: 1. Prior to recording the Final Plat, a public utility easement shall be recorded for all public utilities required outside of the platted area, to the satisfaction of Rochester Public Utilities. 2. Prior to recording the Final Plat, the applicant must either record an executed Boulevard Applicant’s boulevard tree obligation shall be met prior to recording the Final Plat. 3. The applicant shall comply with the Rochester Fire Department Memo, dated June 29, 2022.
