RESOLUTION
Approving Final Plat No. CD2022-022PLAT, To Be Known as Northern Hills
Commercial Park Third, by Wings Financial Credit Union, LLC, for 2 Commercial
Lots on 1.62 acres, Located 600 Feet East of the Alpha Pkwy NW and Superior Dr.
NW Intersection.
NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester,
Minnesota, that after a hearing duly noticed and held on August 1, 2022, the following
plat of lands in Olmsted County, Minnesota are to be known and designated as follows:
Lot 2, Block 1, NORTHERN HILLS COMMERCIAL PARK SECOND, Olmsted County,
Minnesota.
ALSO
Lot 3, Block 1, NORTHERN HILLS COMMERCIAL PARK SECOND, Olmsted County,
Minnesota, except that part of said Lot 3, described as follows:
Beginning at the Southwest corner of said Lot 3; thence North 00 degrees 00 minutes 00
seconds East, assumed bearing, along the West line of said Lot 3, a distance of 168.96 feet;
thence North 89 degrees 46 minutes 00 seconds East, a distance of 193.03 feet to the East
line of said Lot 3; thence Southerly along the East line of said Lot 3, a distance of 138.86
feet along a non-tangential curve, concave to the East, said curve having a radius of
17288.73 feet, a central angle of 00 degrees 27 minutes 37 seconds, a chord having a length
of 138.86 feet that bears South 02 degrees 03 minutes 11 seconds West to a Southeasterly
corner of said Lot 3; thence South 45 degrees 00 minutes 00 seconds West, along a
Southeasterly line of said Lot 3, a distance of 43.80 feet to a Southeasterly corner of said
Lot 3; thence North 90 degrees 00 minutes 00 seconds West, along the South line of said
Lot 3, a distance of 157.09 feet to the Southwest corner of said Lot 3 and the point of
beginning.
Containing in all, 1.62 acres, more or less.
TO BE KNOWN as “Northern Hills Commercial Third”, submitted by Wings Financial
Credit Union, Applicant, is hereby approved, and all dedications of land or interests in
land for public purposes as shown on said plat are hereby accepted, subject to the
following conditions:
1. Prior to recordation of the final plat, Lot 2 requires a separate recorded 20' private
water utility easement centered on the existing 6" water service stubbed to the
property. Subject easement needs to connect to existing easement to the west,
where the water service connects to the public water main, and run to the property
line (west - east). Copy of the of the recorded easement document shall be
provided with the mylar Final Plat submittal package to Community Development.
2. With the submittal of the Final Plat mylar, the applicant shall provide the existing
recorded cross access easement/agreement along the west sides of the properties
demonstrating that there are private easements / agreements in place facilitating
continued cross access rights, and cross access of private utility services, to
successors and assignees.
