The above described parcel contains 53.12 acres, more or less, subject to any covenants, easements, and restrictions of record. TO BE KNOWN as “Ponds of Highland Hills”, submitted by Noble Development, LLC., Applicant, is hereby approved, and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted, subject to the following conditions: 1. The Grading and Stormwater Management Plan, and the Civil Construction Plans need to be updated to match the final plat. 2. Prior to recordation of final plat, Outlots G & H shall be deeded to the City to satisfy parkland dedication requirements. 3. An estimated 22-acre park will be required for the overall Highland Preserve Development. Future location for a park within the development should be agreed upon with the City Parks and Recreation Department. 4. The applicant shall comply with the Fire Department Memo dated October 31, 2022 attached to the Council Report. 5. A phasing plan shall be submitted to Public Works showing what will be completed by contract deadline and what improvements will be moved back for completion 2023.
