HomeMy WebLinkAboutResolution No. 155-23 - Resolution - Alpha Fourth CD2023-008PLAT155-23 G02 RESOLUTION Approving Final Plat No. CD2023-008PLAT, To Be Known As Alpha Fourth Subdivision, by Regency Consolidated Residential, LLC., for the Subdivision of 15.94 Acres Into Two Lots, Located on the East Side of 50th Ave NW, on the north and south sides of Regency Pines Place. NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester, Minnesota, that after a hearing duly noticed and held on July 24, 2023, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: All of Outlot B, ALPHA THIRD SUBDIVISION, according to the recorded plat thereof on file at the office of the County Recorder, Olmsted County, Minnesota. AND That part of Lot 1, Block 1, ALPHA SECOND SUBDIVISION, according to the recorded plat thereof on file at the office of the County Recorder, Olmsted County, Minnesota, described as follows: Beginning at the northwest corner of said Lot 1, Block 1. ALPHA SECOND SUBDIVISION; thence on an assumed bearing of South 00’17’49" East, along the west line of said Lot 1, Block 1. a distance of 91.95 feet; thence North 89'42’11" East 151.80 feet; thence North 50’12'24” East 61.16 feet to the east line of said Lot 1, Block 1; thence North 39'47'36" West, along said east line, 85.99 feet to the northeast corner of said Lot 1, Block 1; thence southwesterly 59.34 feet along the north line of said Lot 1, Block 1, and along a non-tangential curve concave to the northwest, said curve has a radius of 130.00 feet, a central angle of 26’09'15” and the chord of said curve bears South 76'37'33" West 58.83 feet; thence South 89’42'11” West, along said north line. 87.00 feet to the point of beginning. Containing 15.94 acres, more or less. TO BE KNOWN as “Alpha Fourth Subdivision”, submitted by Regency Consolidated Residential, LLC., is hereby approved, and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted, subject to the following conditions: 1. Prior to recording the Final Plat, Olmsted County GIS fees shall be paid. 2.Parkland dedication is required prior to approval of a site development plan approval for residential development. 3.Both 20’ Water Main Utility Easements (WMUE) shall extend to the north property line. Utilities represented on Final Plat mylars shall be to the satisfaction of RPU. 4. Water Main Utility Easements shall be recorded by via separate easement in addition to this plat. 5. Prior to recording the Final Plat, the applicant’s boulevard tree obligation shall be met.
