HomeMy WebLinkAboutResolution No. 025-24 - Resolution - CD2023-022PLAT Century Valley Fourth RESOLUTION Approving Major Land Subdivision No. CD2023-022PLAT, To Be Known As Century Valley Fourth, A Project Consisting Of 44 Residential Lots And Two Outlots On 44.80 acres, Located Southeast Of The Intersection Of Shannon Oaks Blvd NE And Bella Terra Rd NE. WHEREAS, Roger Payne has requested from the City of Rochester Major Land Subdivision approval to be known as Century Valley Fourth. WHEREAS, the Major Land Subdivision proposes 44 residential lots and two outlots on 44.80 acres of land located southeast of the intersection of Shannon Oaks Blvd NE and Bella Terra Rd NE. WHEREAS, the Council adopts the Planning Commission findings as described attached to the Community Development memo dated January 10, 2024, and finds the proposal meets the criteria in R.C.O § 60.500.040 (subd. G) Major Land Subdivision Permit. WHEREAS, on January 10, 2024, the City of Rochester Planning Commission reviewed the application and recommended approval subject to seven conditions. WHEREAS, on February 5, 2024, the City of Rochester Common Council held a public hearing to consider this application and adopted the findings of fact and approved the application subject to seven conditions. NOW, THEREFORE IT BE RESOLVED by the Common Council of the City of Rochester that, based upon the above-stated findings of fact, the Applicant has shown by a preponderance of the evidence submitted at the public hearing that it has satisfied the above criteria subject to the imposition of the below-stated seven conditions of approval. BE IT FURTHER RESOLVED, that the City approve Major Land Subdivision No. CD2023-022PLAT requested by Roger Payne, subject to the conditions of approval shown below. CONDITIONS 1. Prior to submittal of the Final Plat, Outlots 1 and 2 shall be labeled on the plat exhibit. 2. Prior to submittal of the Final Plat, lot frontages and dimensions shall be labeled on the plat exhibit. 3. Prior to submittal of the Final Plat, a Stormwater Management Plan shall be approved. 4. Prior to submittal of the Final Plat, RPU Electric comments shall be addressed. 5. Prior to submittal of the Final Plat, RPU Water comments shall be addressed. 6. Prior to submittal of the Final Plat, Rochester Fire comments shall be addressed. 7. Prior to recordation of the Final Plat, the applicant shall meet their boulevard tree obligation.
