HomeMy WebLinkAboutResolution No. 138-24 - Resolution - CD2024-015PLAT - Harvest West Final Plat RESOLUTION Approving Final Plat No. CD2024-015PLAT, To Be Known As Harvest West, A Project Consisting Of 44 Residential Lots and One Common Area Lot On 7.94 thth Acres, Located At The Northwest Corner of 55 Ave. NW and 55 St. NW. WHEREAS, Bigelow Homes LLC has requested from the City of Rochester Final Plat approval to be known as Harvest West. WHEREAS, the Final Plat proposes 44 residential lots and one common area lot on 7.94 thth acres of land located at the northwest corner of 55 Ave. NW and 55 St. NW. WHEREAS, the Council adopts the findings as described attached to the Community Development memo dated July 15, 2024, and finds the proposal meets the criteria in R.C.O § 60.500.040 (subd. H) Final Plat. WHEREAS, on September 27, 2023, the City of Rochester Planning Commission reviewed the Major Land Subdivision application and recommended approval subject to seven conditions. WHEREAS, on October 16, 2024, the City of Rochester Common Council held a public hearing to consider a Major Land Subdivision application and adopted the findings of fact and approved the application subject to seven conditions. NOW, THEREFORE IT BE RESOLVED by the Common Council of the City of Rochester that, a public hearing duly noticed and held on July 15, 2024, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: Lots 1 and 2, Block 1, HARVESTVIEW FIFTH, according to the recorded plat thereof on file at the office of County Recorder, Olmsted County, Minnesota. Containing 7.94 acres, more or less. TO BE KNOWN as “Harvest West”, by Bigelow Homes, LLC, Applicant, is hereby approved, and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted, subject to the follow conditions: 1. Prior to recording of final plat mylars, the applicant shall enter into a Boulevard Green Tree Facilities Agreement. 2. Prior to or concurrently with recording of final plat mylars, the applicant shall record the cross-access easement as referenced on this final plat.
