HomeMy WebLinkAboutResolution No. 244-24 - Resolution - CD2024-040PLAT - Cassidy Farms First Final Plat RESOLUTION Approving Final Plat No. CD2024-040PLAT, To Be Known as Cassidy Farms First, a Subdivision Consisting of 43 Residential Lots and 3 Outlots on 33.09 acres, Located at The Terminus of Stonehedge Dr NE, 500 Feet Northeast of The Intersection of Stonehedge Drive NE and Jasper Place NE. WHEREAS, Meier Companies has requested from the City of Rochester Final Plat approval for a subdivision to be known as Cassidy Farms First. WHEREAS, the Final Plat proposes 43 residential Lots & 3 outlots on 33.09 acres of land located at the terminus of Stonehedge Dr NE, 500 feet northeast of the intersection of Stonehedge Drive NE and Jasper Place NE. WHEREAS, the Council adopts the findings as described attached to the Community Development memo dated December 2, 2024, and finds the proposal meets the criteria in R.C.O § 60.500.040 (subd. H) Final Plat. WHEREAS, on December 2, 2024, the City of Rochester Common Council held a public hearing to consider a Final Plat application for the development, adopted the findings of fact, and approved the Final Plat subject to four conditions. NOW, THEREFORE IT BE RESOLVED by the Common Council of the City of Rochester, at a public hearing duly noticed and held on December 2, 2024, the following plat of lands in Olmsted County, Minnesota is to be known and designated as follows: That part of the West Half of the Northeast Quarter of Section 19, Section 107 North, Range 13 West, Olmsted County, Minnesota, described as follows: Commencing at the northeast corner of said West Half of the Northeast Quarter; thence South 00 degrees 15 minutes 52 seconds East, bearing based on the Olmsted County Coordinate System NAD83 (1996), 206.00 feet along the east line of said West Half of the Northeast Quarter to its intersection with the south line of the North 206.00 feet of said West Half of the Northeast Quarter to the point of beginning of the tract to be described; thence South 89 degrees 59 minutes 12 seconds West 313.62 feet along said south line of the North 206.00 feet of the West Half of the Northeast Quarter; thence South 00 degrees 15 minutes 49 seconds East 298.92 feet; thence South 24 degrees 00 minutes 33 seconds West 119.52 feet; thence South 03 degrees 16 minutes 40 seconds West 118.95 feet; thence South 00 degrees 15 minutes 49 seconds East 816.70 feet; thence South 19 degrees 11 minutes 06 seconds West 179.21 feet; thence South 58 degrees 20 minutes 26 seconds West 155.80 feet; thence South 89 degrees 59 minutes 12 seconds West 266.25 feet; thence South 81 degrees 38 minutes 35 seconds West 121.40 feet; thence South 61 degrees 42 minutes 06 seconds West 102.37 feet; thence South 45 degrees 41 minutes 46 seconds West 249.68 feet to the most easterly corner of Lot 12, Block 2, STONEHEDGE ESTATES FOURTH SUBDIVISION, according to the recorded plat thereof on file in the Recorder’s Office, said Olmsted County, Minnesota; thence continuing South 45 degrees 41 minutes 46 seconds West 154.16 feet along the northeasterly line of said STONEHEDGE ESTATES FOURTH SUBDIVISION, to the most northerly corner of Lot 1, said Block 2; thence South 44 degrees 18 minutes 14 seconds East 215.00 feet along said northeasterly line of STONEHEDGE ESTATES FOURTH SUBDIVISION; thence South 45 degrees 41 minutes 46 seconds West 57.52 feet along said northeasterly line of STONEHEDGE ESTATES FOURTH SUBDIVISION to the most northerly corner of Lot 9, Block 1, said STONEHEDGE ESTATES FOURTH SUBDIVISION; thence South 44 degrees 18 minutes 14 seconds East 262.92 feet along said northeasterly line of STONEHEDGE ESTATES FOURTH SUBDIVISION to the most easterly corner of said Lot 9, Block 1; thence South 53 degrees 10 minutes 25 seconds West 151.52 feet along said northeasterly line of STONEHEDGE ESTATES FOURTH SUBDIVISION to its intersection with the south line of said West Half of the Northeast Quarter; thence North 89 degrees 59 minutes 13 seconds East 919.49 feet along said south line of the West Half of the Northeast Quarter to its intersection with the west line of Outlot A, EMERALD HILLS SUBDIVISION, according to the recorded plat thereof on file in said Olmsted County Recorder’s Office; thence North 08 degrees 20 minutes 10 seconds West 229.55 feet along said west line of Outlot A, EMERALD HILLS SUBDIVISION; thence North 35 degrees 36 minutes 27 seconds East 212.65 feet along said west line of Outlet A, EMERALD HILLS SUBDIVISION; thence North 89 degrees 59 minutes 13 seconds East 148.85 feet along the north line of said Outlot A to its intersection with said east line of the West Half of the Northeast Quarter; thence North 00 degrees 15 minutes 52 seconds West 2015.73 feet along said east line of the West Half of the Northeast Quarter to the point of beginning. Said tract containing 33.09 acres, more or less. TO BE KNOWN as “Cassidy Farms First”, by Meier Company, Applicant, is hereby approved, and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted, subject to the follow conditions: 1. Prior to Recordation of the Final Plat, the owner shall convey a 30 foot wide Pedestrian Facilities Easement centered on the common lot line between proposed Lots 5 and 6, Block 1. 2. Prior to recordation of the Final Plat, the applicant shall meet their parkland dedication requirement via cash in lieu of land. 3. Prior to recordation of the Final Plat, the applicant shall provide documentation that Olmsted County Addressing and GIS fees have been paid. 4. Prior to recordation of the Final Plat, the applicant shall provide documentation demonstrating wetland bank credits has been paid to Olmsted County (Local Governmental Unit).
