HomeMy WebLinkAboutResolution No. 017-25 - Resolution - Final Plat CD2024-034PLAT Harvestview 8th RESOLUTION Approving Major Land Subdivision No. CD2024-034PLAT, To Be Known As th Harvestview 8 Subdivision, A Project Consisting Of 37 Residential On 11.8 Acres, Located at The West Terminus of Harvest Lake Dr. NW and The West Terminus of October Rd. NW WHEREAS, Bigelow Homes, LLC., has requested from the City of Rochester approval of th a Major Land Subdivision to be known as Harvestview 8 Subdivision. WHEREAS, the Major Land Subdivision proposes 37 residential lots on 11.8 acres of land located at the west terminus of Harvest Lake Dr. NW and the west terminus of October Rd. NW. WHEREAS, the Council adopts the Planning Commission findings as described in the attached Community Development memo dated December 11, 2024, and finds the proposal meets the criteria in R.C.O § 60.500.040 (subd. G) Major Land Subdivision Permit. WHEREAS, on December 11, 2024, the City of Rochester Planning Commission reviewed the application and recommended approval subject to three conditions. WHEREAS, on January 6, 2025, the City of Rochester Common Council held a public hearing to consider this application and adopted the findings of fact and approved the application subject to three conditions. NOW, THEREFORE IT BE RESOLVED by the Common Council of the City of Rochester that, based upon the above-stated findings of fact, the Applicant has shown by a preponderance of the evidence submitted at the public hearing that it has satisfied the above criteria subject to the imposition of the below-stated three conditions of approval. BE IT FURTHER RESOLVED, that the City approve Major Land Subdivision No. CD2024-034PLAT requested by Bigelow Homes,LLC., subject to the conditions of approval shown below. CONDITIONS 1. Prior to Submission of the Final Plat, the applicant shall provide a updated Major Land Subdivision exhibit notating the Right-of-way width dimension for each right- of-way within the subdivision. 2. Prior to Submission of the Final Plat, Civil Improvement Construction Plans and Stormwater Management Plans for the subdivision shall be approved by Public Works and Rochester Public Utilities. 3. Prior to the Submission of a Final Plat, the applicant shall address all comments provided by RPU Water on the final water utility construction plan in conformance with City of Rochester Requirements, to the satisfaction of RPU Water.
