HomeMy WebLinkAboutResolution No. 018-25 - Resolution - Final Plat CD2024-041PLAT - Ridgestone Estates Eighth RESOLUTION Approving Major Land Subdivision No. CD2024-041PLAT, To Be Known As Ridgestone Estates Eighth, A Project Consisting Of 8 Residential Lots On 3.2 th Acres, Located East Of 18 Ave SW And North Of Bamber Ridge Fourth Subdivision. WHEREAS, Rongve & Rodriguez Investment Group LLC, have requested from the City of Rochester approval of a Major Land Subdivision to be known as Ridgestone Estates Eighth. WHEREAS, the Major Land Subdivision proposes 8 residential lots on 3.2 acres of land th located east of 18 Ave SW and north of Bamber Ridge Fourth Subdivision. WHEREAS, the Council adopts the Planning Commission findings as described in the attached Community Development memo dated December 11, 2024, and finds the proposal meets the criteria in R.C.O § 60.500.040 (subd. G) Major Land Subdivision Permit. WHEREAS, on December 11, 2024, the City of Rochester Planning Commission reviewed the application and recommended approval subject to seven conditions. WHEREAS, on January 6, 2025, the City of Rochester Common Council held a public hearing to consider this application and adopted the findings of fact and approved the application subject to seven conditions. NOW, THEREFORE IT BE RESOLVED by the Common Council of the City of Rochester that, based upon the above-stated findings of fact, the Applicant has shown by a preponderance of the evidence submitted at the public hearing that it has satisfied the above criteria subject to the imposition of the below-stated seven conditions of approval. BE IT FURTHER RESOLVED, that the City approve Major Land Subdivision No. CD2024-041PLAT requested by Rongve & Rodriguez Investment Group LLC, subject to the conditions of approval shown below. CONDITIONS 1. Prior to the Final Plat submittal, Stormwater Management, Civil, and Grading Plans shall be approved. 2. Prior to the Final Plat submittal, a City-prepared Development Agreement must be approved. 3. Prior to the Final Plat submittal, a Revocable Permit and Agreement for the proposed private sanitary sewer must be approved. 4. Prior to the Final Plat submittal, RPU Electric comments shall be addressed. 5. Prior to the Final Plat submittal, RPU Water comments shall be addressed. 6. Prior to the Final Plat submittal, Rochester Fire Department comments shall be addressed. 7. Prior to the Recordation of the Final Plat, the applicant shall meet their parkland dedication obligation.
