RESOLUTION
Approving Final Plat No. CD2024-044PLAT, To Be Known As Rochester WTV, A
Project Consisting Of Three Lots and Four Outlots On 14.13 Acres, Located
northeast of the intersection of Country Club Rd W and Wimbledon Hills Dr SW at
2095 Country Club Rd W.
WHEREAS, Mayo Clinic has requested from the City of Rochester Final Plat approval to
be known as Rochester WTV.
WHEREAS, the Final Plat proposes three lots and four outlots on 14.13 acres of land
located northeast of the intersection of Country Club Rd NW and Wimbledon Hills Dr SW
at 2095 Country Club Rd W.
WHEREAS, the Council adopts the findings as described attached to the Community
Development memo dated January 6, 2025, subject to four conditions, and finds the
proposal meets the criteria in R.C.O § 60.500.040 (subd. H) Final Plat.
WHEREAS, on June 12, 2024, the City of Rochester Planning Commission reviewed the
Major Land Subdivision application and recommended approval subject to seven
conditions.
WHEREAS, on July 15, 2024, the City of Rochester Common Council held a public
hearing to consider a Major Land Subdivision application and adopted the findings of fact
and approved the application subject to seven conditions.
NOW, THEREFORE IT BE RESOLVED by the Common Council of the City of Rochester
that, a public hearing duly noticed and held on January 6, 2025, the following plat of lands
in Olmsted County, Minnesota are to be known and designated as follows:
A part of the Southeast Quarter of Section 33, Township 107 North, Range 14 West,
Olmsted County, Minnesota described as follows:
Commencing at the northeast corner of said Southeast Quarter; thence North 88 degrees
28 minutes 09 seconds West, assumed bearing, along the north line of said Southeast
Quarter, 1257.70 feet; thence South 00 degrees 45 minutes 45 seconds West, parallel
with the east line of said Southeast Quarter a distance of 1206.25 feet for a point of
beginning; thence North 88 degrees 28 minutes 09 seconds West, parallel with the north
line of said Southeast Quarter, 1306.60 feet to a point 66.00 feet to the west line of said
Southeast Quarter; thence South along said west line, 390.77 feet to the centerline of
C.S.A.H. No. 34 as dedicated in WIMBLEDON HILLS; thence easterly 909.13 feet along
said centerline and along a nontangential curve concave southerly, central angle of 40
degrees 54 minutes 38 seconds, radius of 1273.24 feet and the chord of said curve bears
South 85 degrees 35 minutes 12 seconds East, 889.94 feet; thence South 65 degrees 09
minutes 51 seconds East along said centerline, 521.19 feet; thence North 00 degrees 45
minutes 45 seconds East, 887.38 feet to the point of beginning.
EXCEPT that part of the Southeast Quarter of Section 33, Township 107, Range 14,
Olmsted County, Minnesota described as follows:
Commencing at the northeast corner of said Southeast Quarter; thence North 89 degrees
52 minutes 42 seconds West, assumed bearing along the north line of said Southeast
Quarter, 1257.50 feet; thence South 00 degrees 53 minutes 11 seconds East, parallel
with the east line of said Southeast Quarter, 1206.75 feet; thence North 89 degrees 52
minutes 42 seconds West, parallel with said north line, 1306.76 feet to a point 66.00 feat
east of the west line of said Southeast Quarter as measured at right angles; thence South
01 degrees 39 minutes 14 seconds East, parallel with said west line, 160.06 feet; thence
South 89 degrees 52 minutes 42 seconds East, parallel with said north line, 1304.54 feet
to the intersection with a line which bears South 00 degrees 53 minutes 11 seconds East,
parallel with said east line, from the point of beginning; thence North 00 degrees 53
minutes 11 seconds West, parallel with said east line, 160.01 feet to the point of
beginning.
TO BE KNOWN as “Rochester WTV”, Mayo Clinic, Applicant, is hereby approved, and all
dedications of land or interests in land for public purposes as shown on said plat are
hereby accepted, subject to the following conditions:
1. Prior to the submittal of the Final Plat, the applicant shall pay applicable Final Plat
GIS Impact and E911 Addressing fees.
2. Prior to the recordation of the Final Plat, the applicant shall address the comments
from RPU Electric from the markups submitted on 12/18/2024.
3. Prior to the recordation of the Final Plat, the applicant shall meet their boulevard
tree obligation.
4. Prior to the approval of a Site Development Plan, the applicant shall meet their
parkland dedication obligation.
