HomeMy WebLinkAboutResolution No. 299-25 - Resolution - CD2025-040PLAT - Mercy Hill 3rd Final Plat RESOLUTION Approving Final Plat No. CD2025-040PLAT, To Be Known As Mercy Hill Third, A Project Consisting Of 50 Single-Family Residential Lots On 13.8 Acres, Located East of The Orchard Ridge Subdivision and 37th Avenue NW, South of 65th Street NW and Mercy Hill Church, and west of Rome Circle NW and 34th Avenue NW. WHEREAS, Farmland LLC. has requested from the City of Rochester Final Plat approval for a subdivision to be known as Mercy Hill Third. WHEREAS, the Final Plat proposes 50 Single-Family Residential Lots, on 13.8 acres of land located east of the Orchard Ridge subdivision and 37th Avenue SW, south of 65th Street NW and Mercy Hill Church, and west of Rome Circle NW and 34th Avenue NW. WHEREAS, the Council adopts the findings as described within Community Development memo dated December 8, 2025, and finds the proposal meets the criteria in R.C.O § 60.500.040 (subd. H) Final Plat. WHEREAS, on December 8, the City of Rochester Common Council held a public hearing to consider a Final Plat application for the development, adopted the findings of fact, and approved the Final Plat subject to three conditions. NOW, THEREFORE IT BE RESOLVED, by the Common Council of the City of Rochester, at a public hearing duly noticed and held on December 8, 2025, the following plat of lands in Olmsted County, Minnesota is to be known and designated as follows: Outlot A, MERCY HILL SECOND, according to the plat thereof on file at the County Recorder’s Office, Olmsted County, Minnesota Containing 13.80 acres, more or less. TO BE KNOWN as “Mercy Hill Third”, by Farmland LLC. Applicant, is hereby approved, and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted, subject to the follow conditions: 1. Prior to submission and recording of Final Plat mylars, the applicant shall update the Final Plat document by addressing the following items: a. The 20-foot easement utility located on Lots 16 and 17, Block 1 should be revised, changing the designation of the “Utility Easement” to a “Sanitary Sewer Easement”. b. There is no numerical value indicated for either of the two blocks of the subject plat, block notation shall be addressed by adding the numerical value to both blocks. 2. Prior to recording of Final Plat mylars, the required Parkland Dedication fee shall be paid to the Rochester Parks & Recreation Department. 3. Prior to recording of Final Plat mylars, the applicant shall make payment to the Rochester Park and Recreation Department for the City planting of required boulevard trees or execute a Boulevard Tree Green Facilities agreement to be recorded by the City.
