HomeMy WebLinkAboutResolution No. 017-26 - Resolution - CD2025-042PLAT Pulte Homes of MN RESOLUTION Approving Major Land Subdivision No. CD2025-042PLAT, To Be Tentatively Known as Del Webb of Rochester, For the Subdivision of 175 Acres Into 300 Lots and 6 th Outlots, Located Southwest Of The Intersection Of Country Club Rd W And 45 Ave SW. WHEREAS, Pulte Homes of Minnesota LLC., requested from the City of Rochester approval of a Major Land Subdivision to be tentatively known as Del Webb of Rochester. WHEREAS, the Major Land Subdivision proposes 300 lots and 6 outlots on 175 acres of th land located southwest of the intersection of Country Club Rd W and 45 Ave SW. WHEREAS, the Council adopts the Planning Commission findings as described in the attached Community Development memo dated December 10, 2025, and finds the proposal meets the criteria in R.C.O § 60.500.040 (subd. G) Major Land Subdivision Permit. WHEREAS, on December 10, 2025, the City of Rochester Planning Commission reviewed the application and recommended approval subject to eight conditions. WHEREAS, on January 5, 2026, the City of Rochester Common Council held a public hearing to consider this application and adopted the findings of fact and approved the application subject to conditions. NOW, THEREFORE IT BE RESOLVED by the Common Council of the City of Rochester that, based upon the above-stated findings of fact, the Applicant has shown by a preponderance of the evidence submitted at the public hearing that it has satisfied the above criteria, subject to the imposition of the below-stated eight conditions of approval. BE IT FURTHER RESOLVED, that the City approve Major Land Subdivision No. CD2025-042PLAT, requested by Pulte Homes of Minnesota, LLC., subject to the eight conditions of approval shown below: CONDITIONS 1. Prior to the Final Plat Submittal, Stormwater Management, Civil, and Grading Plans shall be approved. 2. Prior to the Final Plat submittal, a City-prepared Development Agreement must be approved. 3. Prior to the Final Plat submittal, the developer shall provide a revised plat exhibit to include the name of the proposed subdivision and necessary signature blocks. 4. Prior to the Final Plat submittal, RPU Electric comments shall be addressed. 5. Prior to the Final Plat submittal, RPU Water comments shall be addressed. 6. Prior to the Final Plat submittal, Rochester Fire Department comments shall be addressed. 7. Prior to the Recordation of the Final Plat, the applicant shall meet their parkland dedication obligation. 8. Prior to the Recordation of the Final Plat, the applicant shall meet their boulevard tree obligation. 9. Restricting construction traffic during development to utilize Country Club Road SW th and 45 Avenue to access the site.
