HomeMy WebLinkAboutResolution No. 338-15 Final Plat #15-019 Bel Air NinthRESOLUTION WHEREAS, Bisbey Lose, LLC, a Minnesota Limited Liability Corporation has shown to the satisfaction of the City of Rochester Common Council that it has complied with all conditions of approval imposed upon its Land Subdivision Permit (Final Plat) and all applicable laws and ordinances; NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester, Minnesota, that after a hearing duly noticed and held on July 6, 2015, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: Lot 2, Block 1, BEL AIR EIGHTH SUBDIVISION, according to the plat thereof on file in the office of the County Recorder, Olmsted County, Minnesota. Together with that part of Lot 3, Block 1, BEL AIR EIGHTH SUBDIVISION, according to the the plat thereof on file in the office of the County Recorder, Olmsted County, Minnesota, described as follows: Beginning at the northeast corner of said Lot 3; thence South 01 degrees 30 minutes 50 seconds East, assumed bearing, along the east line of said Lot 3 a distance of 105.00 feet; thence South 75 degrees 01 minute 30 seconds West 124.05 feet to the westerly line of said Lot 3; thence northwesterly 203.06 feet along the westerly line of said Lot 3 on a nontangential curve, concave to the west, having a central angle of 28 degrees 22 minutes 57 seconds, a radius of 40.50 feet, and a chord that bears North 29 degrees 09 minutes 59 seconds West to the northwest corner of said Lot 3; thence North 46 degrees 38 minutes 33 seconds East along the northerly line of said Lot 3 a distance of 174.32 feet to the point of beginning. ALSO That part of Lots 3 and 4, Block 1, BEL AIR EIGHTH SUBDIVISION, according to the plat thereof on file in the office of the County Recorder, Olmsted County, Minnesota, described as follows: Commencing at the southwest corner of said Lot 4; thence on an assumed bearing of South 89 degrees 59 minutes 40 seconds East along the south line of said BEL AIR EIGHTH SUBDIVISION, 150.29 feet to the point of beginning; thence; thence South 89 degrees 59 minutes 40 seconds East along said south line 140.78 feet to the southeast corner of said Lot 3; thence North 01 degree 30 minutes 50 seconds West along the east line of said Lot 3, a distance of 195.11 feet to a point 105.00 feet southerly of the northeast corner of said Lot 3; thence South 75 degrees 01 minute 30 seconds West, 124.05 feet to the westerly line of said Lot 3; thence southerly 49.31 feet along the westerly line of said Lot 3, on a nontangential curve, concave westerly, having a radius of 40.50 feet, a central angle of 69 degrees 45 minutes 40 seconds and a chord bearing of South 19 degrees 54 minutes 14 seconds West to the northwest corner of said Lot 3; thence South 00 degrees 00 minutes 20 seconds West 119.42 feet to the point of beginning. TO BE KNOWN AS BEL AIR NINTH, submitted by Bisbey Lose, LLC, a Minnesota Limited Liability Corporation, owner and mortgagor, and is hereby approved and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted.
