HomeMy WebLinkAboutResolution No. 547-16 Plat $2016-012 Fieldstone FifthRESOLUTION WHEREAS, GP Development, Inc., a Minnesota Limited Liability Corporation has shown to the satisfaction of the City of Rochester Common Council that it has complied with all conditions of approval imposed upon its Land Subdivision Permit (Final Plat) and all applicable laws and ordinances; NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester, Minnesota, that after a hearing duly noticed and held on December 5, 2016, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: That part of the East One Half of the Northeast Quarter of Section 21, Township 106 North, Range 14 West, Olmsted County, Minnesota described as follows: Beginning at the southeast corner of said Northeast Quarter of Section 21; thence North 89 degrees 48 minutes 19 seconds West, assumed bearing, along the south line of said Northeast Quarter, 80.00 feet; thence North 36 degrees 24 minutes 42 seconds West 676.73 feet; thence North 08 degrees 22 minutes 12 seconds West 758.76 feet; thence North 07 degrees 54 minutes 16 seconds East 589.00 feet; thence North 13 degrees 32 minutes 03 seconds East 365.04 feet; thence North 45 degrees 21 minutes 05 seconds East 560.08 feet to the northeast corner of said Northeast Quarter; thence South 00 degrees 35 minutes 39 seconds East, along the east line of said Northeast Quarter, 2627.60 feet to the point of beginning, containing 25.19 acres. AND That part of the West One Half of the Northwest Quarter of Section 22, Township 106 North, Range 14 West, Olmsted County, Minnesota described as follows: Beginning at the northwest corner of said Northwest Quarter of Section 22; thence North 89 degrees 36 minutes 41 seconds East, along the north line of said Northwest Quarter, 410.19 feet; thence South 34 degrees 11 minutes 09 seconds East 374.95 feet; thence South 18 degrees 35 minutes 48 seconds West 327.43 feet; thence South 08 degrees 49 minutes 38 seconds East 702.76 feet; thence South 61 degrees 35 minutes 58 seconds West 343.35 feet to the east line of the extension of Fieldstone Road SW per the plat of FIELDSTONE SECOND, according to the recorded plat thereof on file at the office of the Olmsted County, Recorder; thence southeasterly 30.02 feet along a non -tangential curve, concave to the northeast, said curve has a radius of 470.00 feet, a central angle of 03 degrees 39 minutes 35 seconds, and the chord of said curve bears South 26 degrees 34 minutes 14 seconds East 30.02 feet to the northwest corner of Lot 1, Block 4, said FIELDSTONE SECOND; thence South 61 degrees 35 minutes 58 seconds West, not tangent to said curve and along the north line of said FIELDSTONE SECOND 60.00 feet, to the east line of Lot 1, Block 1, FIELDSTONE SECOND; thence northwesterly 46.33 feet along the east line of said Lot 1 and along a non -tangential curve, concave to the northeast, said curve has a radius of 530.00 feet, a central angle of 05 degrees 00 minutes 32 seconds, and the chord of said curve bears North 25 degrees 53 minutes 45 seconds West 46.32 feet to the northeast corner of said Lot 1; thence South 69 degrees 38 minutes 13 Seconds West, not tangent to said curve and along the north line of said FIELDSTONE SECOND, 173.02 feet; thence westerly 78.68 feet along said north line and along a tangential curve, concave to the north, said curve has a radius of 228.00 feet, a central angle of 19 degrees 46 minutes 20 seconds, and the chord of said curve bears South 79 degrees 31 minutes 23 seconds West 78.29 feet; thence South 89 degrees 24 minutes 33 seconds West, tangent to said curve and along said north line, 7.26 feet to the northwest corner of Lot 3, said Block 1, FIELDSTONE SECOND; thence North 00 degrees 35 minutes 39 Seconds West, along the west line of said Northwest Quarter, 1563.79 feet to the point of beginning, containing 18.70 acres. The above described parcel contains 43.89 acres and is subject to any easements, covenants, and restrictions of record. TO BE KNOWN AS FIELDSTONE FIFTH SUBDIVISION, submitted by GP Development Inc., a Minnesota Limited Liability Corporation, owner and mortgagor, and is hereby approved and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted. PASSED AND ADOPTED BY THE COMMON COUNCIL OF THE CITY OF ROCHESTER, MINNESOTA, THIS COUNCIL ATTEST: CITY CLERK DAY OF 12016.
