HomeMy WebLinkAboutResolution No. 186-17 - Final Plat 2017-012PLAT RESOLUTION WHEREAS, 2980 Hwy 14 W LLC has shown to the satisfaction of the City of Rochester Common Council that it has complied with all conditions of approval imposed upon its Land Subdivision Permit (Final Plat) and all applicable laws and ordinances; NOW, THEREFORE, BE IT RESOLVED by the Common Council of the City of Rochester, Minnesota, that after a hearing duly noticed and held on April 17, 217, the following plat of lands in Olmsted County, Minnesota are to be known and designated as follows: That part of the Northeast Quarter (NE 1\\4) of Section Thirty Three (33), Township One Hundred Seven (107) North, Range Fourteen (14) West, Olmsted County, Minnesota, described as follows: Commencing at the Northwest corner of said Northeast Quarter (NE 1\\4) thence South 2°25'00" East along the West line of said Northeast Quarter (for purposes of this description bearing of said West line is assumed) a distance of 385.15 feet to a point on the centerline of the West bound lane of Trunk Highway No. 14, thence South 74°28'01" East along said centerline, 713.57 feet, thence at right angles to said centerline South 15°31'59" West 225.00 feet for a point of beginning of the tract to be herein described, thence South 15°31'59" West 185.72 feet, thence North 87°35'00" East 100.17 feet, thence North 2"25'00" West, parallel with the West line of said Northeast Quarter, 162.77 feet to a point on the Southerly right of way line of Trunk Highway No. 14, thence North 74°28'01" West along said right of way line 45.13 feet to the point of beginning, containing 0.28 acres (12,343 square feet). ALSO That part of the Northeast Quarter (NE 1\\4) of Section Thirty Three (33), Township One Hundred Seven (107) North, Range Fourteen (14) West, Olmsted County, Minnesota, described as follows: Commencing at the Northwest corner of said Northeast Quarter (NE 1\\4); thence South 01°43'05" East along the West line of said Northeast Quarter (for purposes of this description bearing of said West line is assumed) a distance of 385.15 feet to a point on the centerline of the West bound lane of Trunk Highway No. 14; thence South 73°46'06" East, along said centerline, 713.57 feet; thence South 16°13'56" West 225.00 feet to the southerly right of way line of said Trunk Highway No. 14; thence continuing South 16°13'56" West 185.72 feet to the point of beginning; thence North 88°16’55” East 100.17 feet; thence North 01"43'05" West, parallel with the West line of said Northeast Quarter, 162.77 feet to a point on said southerly right of way line of Trunk Highway No. 14; thence South 73°47'06" East, along said southerly right of way line, 50.00 feet; thence South 01°43’05” East, parallel with the West line of said Northeast Quarter, 177.37 feet; thence South 88°16’55” West 147.74 feet; thence North 01°43’05” West, parallel with the West line of said Northeast Quarter, 30.00 feet to the point of beginning, containing 0.27 acres (11,809 square feet). ALSO That part of the Northeast Quarter (NE 1\\4) of Section Thirty Three (33), Township One Hundred Seven (107) North, Range Fourteen (14) West, Olmsted County, Minnesota, described as follows: Commencing at the Northwest corner of said Northeast Quarter (NE 1\\4); thence South 01°43'05" East along the West line of said Northeast Quarter (for purposes of this description bearing of said West line is assumed) a distance of 385.15 feet to a point on the centerline of the West bound lane of Trunk Highway No. 14; thence South 73°46'06" East, along said centerline, 713.57 feet; thence South 16°13'56" West 225.00 feet to the southerly right of way line of said Trunk Highway No. 14 and to the point of beginning; thence continuing South 16°13'56" West 185.72 feet; thence North 01°43’05” West 64.89 feet; thence North 16°13’56” East 123.68 feet to said southerly right of way line; thence southeasterly 20.00 feet along said southerly right of way line and along a non-tangential curve, concave to the southwest, said curve has a radius of 639.21 feet, a central angle of 01°47’34” and the chord of said curve bears South 74°39’54” East 20.00 feet to the point of beginning, containing 0.07 acres (3,086 square feet). The above described parcel contains 0.62 acres and is subject to any easements, covenants and restrictions of record. TO BE KNOWN AS ROCHESTER CAR CLEARANCE CENTER SUBDIVISION, submitted by 280 Hwy 14W LLC, owner and is hereby approved and all dedications of land or interests in land for public purposes as shown on said plat are hereby accepted.
